General Questions

  • 1. Can I buy any house I want with your services?

    Yes! You can buy any house you want, subject only to your budget. If you can afford it, you can buy it through any HomeMax Solutions program. You can purchase any new or existing home; you can have a new home built with one of our builders, or you can choose your own builder. We will help you find the perfect home for you and your family.

  • 2. Can I buy anywhere I want with your services?

    Yes! The location you choose is completely up to you. HomeMax Solutions will help you find the perfect location for you and your family anywhere in the United States through our exclusive real estate network.

  • 3. Can I have a house built with your services?

    Yes! You can have a new home built, subject to your budget. If you can afford it, you can have a new house built through any HomeMax Solutions program. You can have a new home built with one of our builders, or you can choose your own builder. HomeMax Solutions will help you make that a reality.

  • 4. I’m a first-time home buyer. How do I know if I should buy or continue to rent?

    For most people, buying a home is the biggest investment and purchase they’ll ever make. Buying a house can be one of the most exciting, but can also be one of the most stressful experiences you’ll ever go through. HomeMax Solutions offers a number of programs to make becoming a homeowner stress free. First we’ll explain the differences between owning and renting and the advantages/disadvantages of each. We’ll teach you savvy home owner practices to make maintaining your new home inexpensive and cost effective. We’ll help you define your goals, understand your options, and help you develop a plan to ensure you make all of the right decisions along they way and end up with the home you want for you and your family.

  • 5. How do I know if I qualify for a mortgage?

    There is a common misunderstanding that loan qualification is determined by credit score alone. There is much more to it. HomeMax Solutions specializes in ensuring that you are qualified for your loan before we send you to one of our mortgage professionals. We will look at your situation and let you know where you stand.

  • 6. How do I know how much I will qualify for in a mortgage?

    Understanding the formulas that lenders use to determine how much you can borrow is complex. HomeMax Solutions specializes in ensuring that you are qualified for your loan, and how much you’ll qualify for before we send you to one of our mortgage professionals. We will look at your situation and let you know where you stand.

  • 7. I make less than $3,000.00 a month. Do I qualify for any HomeMax Solutions Programs?

    We pride ourselves on being ethical and honest in every part of our business. Part of our mission is to protect our client’s financial well-being. We do not control the real estate market, or housing prices. If you are a single person with no children, we can find a home for you in your price range as long as you are making $3,000.00 a month or more, and you are not overwhelmed with obligatory monthly debt. If you are married with children and have a household income of less than $3,300.00 a month, we regretfully cannot guarantee to find you a home in your qualification price range.

  • 8. I am currently working with a lender. Can I still use your services?

    Yes! HomeMax Solutions can help you. We take satisfaction in working with all lending professionals.

  • 9. I am currently working with a real estate agent. Can I still use your services?

    Yes! HomeMax Solutions can help you. We take satisfaction in working with all real estate professionals.

  • 10. I am currently working with a home builder. Can I still use your services?

    Yes! HomeMax Solutions can help you. We take satisfaction in working with all home builders.

  • 11. I would benefit from more than one of your programs. Can I enroll in more than one of your programs at

    the same time?

    Yes! You can take advantage of the different services we offer upon enrollment in any of our programs.

  • 12. What’s the story with Rent To Own?

    Rent to Own programs are designed to allow you to select from the available homes upon successful enrollment into our program. The list changes daily. There are a limited number of Rent to Own houses in each market. They are for the person who needs to move immediately and cannot wait to take full advantage of our programs, which when completed, empower you to purchase any home you want, anywhere you want— subject to your budget.  There are significant DISADVANTAGES to Rent to Own houses.  In today’s active real estate market, they are places nobody really wants, otherwise they would have quickly sold. They typically need a significant amount of work and are mostly in the undesirable parts of town.  In addition, they are mostly overpriced with a significantly higher monthly payment than normal. The owner may not have full clear title to legally sell the home; and, the owner typically extracts a very large, non-refundable upfront deposit. The owners of these houses know this and try to take advantage of people who need to move immediately. They are available but, unless you really need to move immediately, and can’t rent an apartment or house for the next 6 months (which we will gladly assist you with as necessary) we typically do not recommend Rent to Own scenarios.

     

    A far better alternative for you and your family is enrolling in the HomeOwnership 1-2-3 Plan. The 1-2-3 Plan integrates credit optimization, financial counseling, mortgage lending and real estate services into one, seamless program—  Upon completion of the program, you will be enabled to buy any home you want that you can afford, anywhere you want.

  • 13. What’s the story with Owner Finance?

    Owner Financed houses do exist in the marketplace and you will find a limited number of Owner Financed homes in each market. They are for the person who needs to move immediately and cannot wait to take full advantage of our programs, which when completed, empower you to purchase any home you want, anywhere you want— subject to your budget. There are significant DISADVANTAGES to Owner Financed houses. In today’s active real estate market, they are places nobody really wants, otherwise they would have quickly sold. They typically require a significant amount of work and are mostly in undesirable parts of town. In addition, owner financed houses are mostly overpriced with higher interest rates and therefore significantly higher monthly payments. It is important for you to know that if you have been turned down by a lender, it is not a good idea to keep trying with other lenders hoping for a different outcome. Each time your credit gets checked by a lender, your credit score drops.

  • 3. I have a significant amount of unpaid medical bills. Can I become a homeowner?

    Yes! As long as you’re paying your student loans on time (or in deferment), having them will not preclude you from becoming a homeowner. If you have issues with your student loans, HomeMax Solutions will direct you to successful resolution of any problems to ensure loan approval.

  • 8. As a credit challenged home buyer, how long will it take to become a homeowner?

    Our process is very efficient. It typically takes three to nine months, with an average of six months to complete. Let’s get you started immediately. You’ll be in your new home in no time.

Legal Challenges: Bankruptcies, Foreclosures, Judgments, Tax Liens

  • 1. I had a foreclosure. Can I buy another home?

    Yes! You can become a homeowner after having a foreclosure. To qualify for loan approval, your foreclosure must typically be no less than 3 years old (1 year old in very limited circumstances). If you have other credit issues, we can work with you to resolve those problems during that 3 year time frame so you’ll be a qualified buyer when those 3 years have passed.   • 2. I had a Chapter 7 bankruptcy. Can I buy a home?

    Yes! You can become a homeowner after having a bankruptcy. To qualify for loan approval, your bankruptcy must have been discharged (or dismissed) 2 years  ago. If you have other credit issues, we can work with you to resolve those problems during that 2 year time frame so you’ll be a qualified buyer when those 2 years have passed.     Yes! You can become a homeowner while in an active Chapter 13 Bankruptcy. To qualify for loan approval, you must have the approval of both the judge and trustee of your bankruptcy; and you must have eliminated derogatory credit, and re-established significant positive credit.   • 5. I have a judgment on my credit report. Can I become a homeowner?

Income Issues, Self-employed, Citizenship Issues, Multiple Buyers

  • 1.  If I don’t have a job, can I become a homeowner?

    If you have verifiable income from a source other than having a job, it is possible to become a homeowner. Examples of verifiable income would be Social Security Benefits, Social Security Disability Income (SSDI), Child Support, Retirement Pensions, Military Pensions, VA Disability, Settlement Income, etc. If you do not have a verifiable source of income other than from employment, you cannot qualify to purchase a home.

  • 2. I am currently working with a credit repair company to fix my credit.  Can I use your services to purchase

    a home with you?

    Yes!     Yes! You can buy a home. You will need to have been self-employed for at least two years and have filed at least your last 2 years tax return; and, have filed a current Year to Date Profit & Loss Statement. In certain circumstances, one year of self-employment may be acceptable.

  • 5. All my income is in cash.  Can I still purchase a home?

  • 6. I am a legal resident alien with a valid Social Security Number.  Can I purchase a home using your services?

  • 7. I am either a legal resident alien (green card) or legal non-resident alien (valid passport) without a Social

    Security Number; and, either with or without a Taxpayer Identification Number (TIN). Can I purchase

    a home using your services?

  • 8. I am an undocumented resident alien (no green card) or non-resident alien (no valid passport) .  Can I
